giving access to any reclamation carried out by Government on the seaward side of the lot, excepting that the option on the area to the, south shall only be exercisable if the purchasers shall have acquired the private lots. therein, indicated on the plan. A charge shall be made for this option at the rate of $500 per acre per annum to the nearest ten dollars, which annual sum will be offset against the sale premium if the areas are taken up within the 5 years option period. In the event of the purchasers exercising their option under this clause in respect of the area to the north of the lot the purchasers shall be permitted to construct a road from the lot to the north option area. The purchasers will not be granted exclusive right of user over such road. The purchasers shall also be permitted to lay pipes and electric cables underground from the lot to the north option area. Any purchase pursuant to this option shall be upon and subject to the same terms and conditions as are contained in this Agreement, except this option clause.

All mines and minerals under the lot are excepted and reserved and the Crown Lease shall contain an express reservation thereof to the Crown.
